Required Documents

When you apply for a French mortgage you will need to provide copies of the following documents. Please note this list is general and varies from bank to bank.

Personal details

Personal details

  • Copy of all borrowers’ passports
  • Copy of marriage certificate (if applicable)
  • Copy of divorce agreement (if applicable)
  • Proof of home address (utility bill)

Property details

  • Copy of the signed property reservation contract (new constructions/leasebacks) or the “compromis de vente” (existing properties)

Financial details

  • Proof of personal contribution (savings account, bonds etc)
  • Last three months’ bank statements, for each borrower, for ALL accounts
  • Recommendation letter from home bank, stating for how long you have been banking with them, that you have always paid mortgage repayments and loans on time, if applicable, and that you are trustworthy. If your bank will not provide you with a reference then please include their contact details as the French bank will ask them directly. Proof of any extra income. You will need to provide tax returns showing rental income, pensions and dividends.
  • If you have a mortgage you must provide complete mortgage information, including monthly statements showing how much you pay each month, how much of the loan is still to be paid off and the date of expiry of the mortgage.
  • If you do not have a mortgage, but own your home, you must provide us with the Land Registry documents proving ownership.
  • If you are not a home owner you must provide your rental agreement and proof of the rent you pay.
  • If you have any other loans, you must provide monthly statements showing how much the loan is for, how much you pay each month and when the loan expires.
  • If you pay council tax, you must provide the statement or invoice.

 

Employment details - For employed borrowers

  • Last three months’ pay slips
  • Last two P60’s

 

Employment details - For self-employed borrowers

  • Last two tax returns for UK borrowers
  • Last two Tax Form 11’s for Irish borrowers
  • Certified accountant’s letter stating income for last two years
  • The last two to three years accounts for the company
